Strategy

We have a conservative and proven investment strategy, based on understanding the nuances of local markets and responding quickly to emerging opportunities.

We focus on a well-established group of experienced real estate borrowers, who have track records of adding value to existing properties. These opportunities are often found in smaller centres and regional markets, where new development is fuelling growth.

Using expert mortgage underwriters, we diligently assess each financing opportunity prior to getting involved to ensure a high degree of success is feasible.

We maintain a balanced and diversified portfolio, with a mix of Canadian residential and commercial properties, in a number of widely dispersed markets. We pursue both first- and second-mortgage financing opportunities.

In the end, we only grant mortgages that are in accordance with the three main principles of our conservative lending strategy:

  • There is a low loan-to-value ratio, meaning the borrower is personally and heavily invested in the property.
  • We're in a priority position to the borrower.
  • There is a short timeline; we'll be fully repaid within one to two years.
